Approved Budget & Annual Meeting Update


Dear Owners, 

The proposed 2024 annual budget that was mailed to all owners was approved by the board of directors at this past Thursday's annual budget meeting.  The board of directors will remain the same: Lauranne Quinn President, Paul McGovern Treasurer, & Michelle Badillo Secretary. We thank everyone who attended and for bringing thoughtful questions, comments, and input to the discussion.

As part of our goal to continuously look for ways to improve the ownership experience at Sunwood, we will be adding a new ACH payment option for 2024.  The ACH payment option is a free service, and securely operated by the Association's Bank, City National Bank of Florida. Monthly maintenance fees will be automatically deducted from your checking account of choice on the 5th day of every month.  Owners will receive an email this week with the new ACH authorization form and instructions, those who are interested only need to submit a completed form to management.   

For those who pay via coupon/check, the coupons are scheduled to arrive by December 22nd, so please be on the lookout. If you do not receive you coupon booklet by December 27th please let us know. If you wish to remain on the Revo system please make sure to update your monthly maintenance fee amount in REVO starting in January, If you decide to switch to the new ACH payment system you can delete your REVO account.

Pool Closed For Pump Replacement


Dear Residents,

The pool will remain closed for the next several weeks. The pump cannot be repaired, and our pool service company is working on the plans and estimate for complete pump replacement, and we hope that the installation will be completed within the next 14 days. Thank you for you patience as we make these necessary repairs.

Pool Pump Damage From Pool Party

 Dear Residents,

This past weekend there were residents who had a party at the pool. This is a violation of the Association's Rules & Regulations. Items from the party were found inside of the pool filter and caused damage that  required the pool pump to be shut down. If anyone knows which unit these residents belong to please contact management or send an email to you will remain anonymous.

Fence Repair Schedule

Residents& Owners,

Fence repairs have begun today. Below is the estimated repair schedule for the fences that were required to be partially removed.  The installation of the new sections will be at a slower pace than when the fences were removed since the contractor is replacing those fence posts that were removed.

Key Pickup Schedule Tuesday - Friday from 9am-10am

Residents & Owners will be able to pick up their keys from Jose at the maintenance office this upcoming week starting Tuesday through Friday from 9am-10am. Please bring your Drivers License, as it will be required to receive your key. We thank everyone again for your cooperation and support throughout the tenting project!

All residents can now return to home to their apartment. The fumigation company has given us the all clear that every apartment was inspected with metering devices and are safe for occupancy. Tents were removed Wednesday and the apartments were inspected today, and given the all clear.  

Residents can return to normal activity. Remember to turn your air conditioners on and also close any windows that were slightly opened for the tenting/fumigation process. All doors are currently locked, and key copies will be made available for pickup next week at the maintenance office. 

The fumigation company let us know that the level of Vikane gas fumigant did in fact reach their desired concentration during the tenting, this data was captured by their remote detection meters placed throughout the buildings.  

We thank everyone again for your cooperation we couldn't have done this without everyone's support!

This was truly a team effort, and months in the making by everyone at Sunwood, our residents and owners, the board, management, Jose, and the tenting crew who worked diligently from 6am through 7pm on Monday. Congratulations everyone!

Termite Tenting Preparation Week


Dear Residents & Owners:

We thank everyone for their continued cooperation, and together we should all be proud of our residents and owners who have come together as a community to accomplish the tenting of Sunwood!  Preparation guides will be delivered to each apartment today for your convenience in both English and Spanish.

We ask all residents to take this week to begin preparing their food, medicines, and personal items for the tenting that will begin on Monday July 17th . The tenting company will be bringing cranes and tents Monday morning and they ask all residents to vacate the property by 8:30 am on Monday. This is for everyone’s safety, as the tents are very heavy and we do not want anyone walking around or trying to exit the buildings while tents are being brought up to the roofs and down to the ground floor. 

Tenting Schedule: 

1) Vacate the property by 8:30 am on Monday July 17th

2) Return to your apartment after 12 noon on Thursday July 20th  

Tenting tips:

1) Make sure to turn off your Air Conditioners when you leave your apartment. 

2) Purchase a new air filter to bring with you as a replacement when you return. 

3) No appliances, refrigerators, or electronics are required to be unplugged. 

4) Follow instructions provided for bagging food, remember any food that is not sealed by the manufacturer in an air tight seal must be bagged. 

5) A Miami Dade Police officer will be on site during the tenting, but please out of an abundance of caution do not leave any valuables, money, jewelry in your apartment.

6) For any questions please visit the manufacturers website

7) The Association will be providing any updates via the Associations website 

8) After the tenting is completed keys can be picked up at the maintenance office the following week. The Association will notify residents of the key pickup schedule where you will be required to sign and present identification in order to pick up your key. 

Failure to vacate for the tenting will result in legal fees and the possibility of multiple law suits brought against you in a court of law. Please govern yourself accordingly.

Assessment Due July 1st

 Dear Sunwood Owners: 

If you have not already paid your Special Assessment please remember it is due in full by July1st. 

The funds are required to pay for the termite tenting, as well as security for the complex, and vendor work in preparation to the tenting scheduled for July 17th -20th. The Association has received all 105 keys for access to all units and we thank everyone for their cooperation and continued efforts to prepare their arrangements for off site accommodations, as well as their personal items. food, medicine, and pets.

Annual Fire Alarm Test Thursday April 20th 8 am -4 pm



Comcast Cable Re-Wiring


Dear Residents,

Comcast will be on site for the next few weeks to re-install Comcast cables into the proper existing conduits located on the patio/terrace of each unit.  Cables are not supposed to be installed through the vinyl siding or drilled through the exterior of the building walls. They must only be installed through the specifically designed cable conduits located on each terrace/balcony. Comcast will be re wiring one apartment at a time, in preparation for the upcoming structural/milestone inspection required by Miami Dade County.  Your service may be interrupted for up to an hour while they relocate your cable. Special Assessment For Tenting Approved

 Dear Owners,

At last night's special meeting the Special Assessment for termite tenting was approved by the membership of Sunwood.  Owners will be receiving a coupon booklet with 4 payment coupons in the upcoming week via mail. Please mail your check each month with the individual coupon for that specific month. If you wish to make one payment for the total amount please only submit one of the payment coupons with that payment.  Payments are schedule for April , May, June, & July.  These payments will be deposited into a separate bank account specifically opened for the special assessment, and will be accounted for separately from the general operating account.  The Association will be updating residents with the exact tenting dates and further instructions soon, as we expect the tenting dates to be in the month of June.  We thank everyone who participated and look forward to your continued support throughout the tenting project! Termite Special Assessment Meeting: March 30th 7 PM

Dear Residents:

The Board of Directors will convene a special meeting of the Members and Board of Directors of Sunwood Condominium Association of Miami, Inc., on March 30, 2023 at 7:00 p.m. at the Sunwood Breezeway by the Mailboxes. The purpose of the meeting is to consider the passage of a special assessment to pay for termite & powder post beetle extermination tenting that is required.

The Declaration of the Association requires the Association to obtain the Association membership’s approval of such Special Assessment by majority vote at a duly called meeting of the Association at which a quorum is present.  All owners have been mailed the Limited Proxy which can be used to vote in favor or against the termite tenting.  The Board of Directors recommends owners vote in Favor.  Proxy votes can be returned via email to

The total special assessment as of the date of this letter is $145,100.00.  A breakdown of the special assessment for the termite tenting project and the cost which includes the special assessment amount per unit has been mailed to all owners.

If the Board and Members adopt the special assessment, the amount of the special assessment may either be paid lump sum in one payment or 4 monthly payments commencing April 1, 2023 and ending July 1, 2023. The Association shall forward each unit owner four (4) coupons.  

Please note that Special Assessments are subject to the same collection procedures as the regular maintenance payments; failure to make timely monthly payments may result in a claim of lien being filed against your unit and even foreclosure proceedings. Thanking you in advance for your attention to this matter.

We anticipate the tenting will take place Monday-Thursday of a given week in mid June, you will be notified well in advance of the specific dates.  Copies of your front door key will need to be made, tested by you that they work, and then dropped of at the maintenance office in advance of the tenting, residents will be notified of the drop off schedule.  All entry door keys are required by state law to be kept in a lock box on site throughout the tenting, and will be returned to residents after completion.  An off duty police officer in a marked cruiser will be present throughout the tenting as on site security. Food and medicine disposal/preparation instructions will be provided soon. We thank everyone in advance for their cooperation.

Unit Owners: 

Below is a summary of our recent Board of Directors meeting and preliminary information about the upcoming termite tenting project:

1.  Sunwood has a termite and beetle infestation which can ONLY be treated by tenting all 7 buildings.

2.  The total cost of the project including the extra costs of hiring off duty police, removing portions of fencing and trimming of foliage close to buildings will be approximately $175,000.

3.  The Association can apply $40,000 toward the total leaving a balance of $135,000.

4.  There is no money reserved for the remaining $135,000 balance and, therefore, a special assessment will have be made.  The total amount ($135,000) divided equally among the 105 unit owners leaves an amount of $1,285.71 which can be paid in a lump sum by owners or over a period of four months.

5.  Owners will receive a special assessment meeting notice soon for a March meeting.  The special assessment can either be paid in full or over 4 monthly payments (March - June).  The first payment will not begin until after the March meeting.  Specific payment instructions & details will be included in the upcoming notice you receive. 

6.  The tenting will require vacating all units for approximately three days. Residents will be required to vacate units on the scheduled starting date which will be a Monday and able to return on that same Thursday.  Due to the size of the project a weekend schedule cannot be possible. 

The goal is for the tenting to be in June or July.  We will keep you informed of project details, and instructions as they become available.  Be on alert for emails and notices about scheduled meetings over next few months.

Termite Meeting Thursday February 16th at 7 p,m.

This Thursday February 16th, at 7 p.m., the Association's Board of Directors will be meeting in the breezeway by the mailboxes to discuss plans to tent all 7 buildings at Sunwood for termites and wood boring beetles.  The purpose of the meeting is to discuss the necessity for tenting as the only viable option, the costs and plans for funding the tenting project, and schedule to commence tenting prior to the start of  hurricane season,
