Asphalt Repairs Tuesday August 31st

 


Dear Residents,

On August 31st DMI Paving will be on site to repair areas in the parking lots in preparation of the seal-coating and striping project.  Please avoid repair areas while work is being done. You will be able to drive on the repaired areas immediately after repairs are completed that day.  We will notify residents in advance when dates have been selected for the parking lot seal-coating/striping project.

Toilet Inspections Building 4 Begins Monday August 30th

We are writing to inform you that the Association has hired Grand Plumbing to conduct inspections of all toilets in Building 4 on Monday August 30th starting at 9 am. The purpose of the inspection is to identify any toilets that are leaking and therefore increasing the monthly water bill of the Association.  If you hear your toilet intermittently flush or make any noise this is most likely the result of a leaky toilet flapper and/or fill valve. If your toilet is identified as having a leak Grand Plumbing has agreed to a rate of $70 per toilet to be paid by the unit owner, or you can contact another plumber of your choosing to make the repairs.

Pressure Cleaning June 21st-23rd

 

                           BUILDING EXTERIOR & WOOD FENCE PRESSURE CLEANING

Dear Residents, 

Please be advised that on June 21st 22nd 23rd from 9:00 a.m. to 5:00 p.m., authorized personnel will be on site to perform the annual soft pressure wash with a chemical solution to clean all exterior areas as well as the exterior of all patio wood fencing.

The following areas will be cleaned: 

All building exterior siding, walls and windows (not to include the balcony or patio areas or sliding glass doors).

All interior hallways, walkways and windows. (Please remove any ring doorbells or decorative wreaths from your front door to avoid water damage)  

All wood fences (exterior of fence only).

Pool area and courtyard walkway

Any and all items placed on the exterior doors as well as all items inside your balcony or fenced in patios (plants, umbrellas, furniture....) should be removed or covered with plastic chemical resistant material. We will notify residents of building 2, 5 and 7 when vehicles parked next to the building structure/fences must be temporarily moved. The Association, management and vendor company will not be held liable for any damages.  During the project the areas being cleaned will be closed to pedestrians and pets. 

We apologize for the inconvenience caused during this time and appreciate your cooperation to help make Sunwood look its best.

Termite Tenting


 Dear Residents,

The Association is preparing for the tenting of all 7 buildings at Sunwood due to a dry wood and subterranean termite infestation. It is critical that we protect the structural integrity of our buildings and that we move forward with the tenting as soon as possible. The project was originally scheduled for the fall of 2020 but had to be delayed due to Covid. 

All residents will be required to vacate their apartments for 2 nights & 3 days and provide the Association with a working copy of their key(s) to access the front door of each apartment.  Keys will be kept in a secure lockbox by management.  Detailed instructions regarding the removal of food and medication will be distributed shortly. We will be in communication with all owners and tenants with more specific instructions and dates shortly. The Board of Directors thanks you in advance for your cooperation, as this project will require the participation of each and every Sunwood resident.

Pool Rules & Etiquette

 

With many residents using Sunwood's pool during the summer months, it’s important for some of our residents to brush up on pool rules and etiquette. 

Be Courteous of Others 

Kindly remember that the pool is a community pool, not your private pool. Be respectful of all residents who are in the pool area or those inside their apartment trying to enjoy some piece and quiet, so always keep noise to a minimum. Return chairs and lounges to their proper placement location, and check your area before leaving to make sure it is left as clean as you found it.    

Tidy the Space around You

While spending an afternoon at the pool, more than likely you’re going to need snacks and drinks. Sunwood has no issues with eating or drinking at the pool, but what’s not fine is leaving the wrappers, cans, boxes, and other trash on pool tables and chairs. Pack a garbage bag in your cooler for trash, and then place it in the on-site dumpster or the designated trash bin. Pack up all of your pool essentials before you leave, because they may be tossed out during pool cleaning if not collected.

Guests Must Always be Accompanied by a Resident

Your friends and family mean the world to you, we get that. And you may think it’s no big deal to give them access to the pool while you’re away or busy. It may seem like a nice gesture, but owners are responsible for their guests and their tenants guests actions at all times. Guests are more than welcome to use the pool ONLY when accompanied by a resident.

Hygiene Care and Appropriate Apparel is a Must

It’s common courtesy to rinse off before going into the pool. If you just applied sunblock or tanning oil, wait for it to absorb into your skin and completely dry before hopping in the water, you don’t want the lotion to wash off in the pool.

Watch Over Children

Kids love the pool; it allows them to have fun with friends while burning off tons of energy! With that being said, children get excited about the pool and tend to forget rules and pool etiquette. Remind kids to play nice with others, be mindful of other swimmers, and to not run on the deck.  Also, when at the pool, keep a watchful eye on kids as they play in or out of the water.

Lower Music

While listening to your favorite pool playlist, keep the music down to a reasonable level out of respect for others. If you have songs on your iPod or phone that may make others feel uncomfortable, or are inappropriate to play around kids, bring headphones.  

Utilize Apartment Pool Restrooms

When nature calls, you have to go – just NOT in the pool!  Sunwood has bathrooms located near the pool for convenience. Children who are potty-training should be in swim diapers when at the pool. 

These are just a few swimming pool rules for residents to adhere to when having some summertime fun! If you’re at the pool and see a resident not following the rules, please alert Association management.

HELP Keep Your Pet's Fleas Out Of Others Laundry

 

Dear Residents,


Please do your part to help keep your pet's fleas out of other resident's laundry. Washing your clothes at a high temperature while adding a good amount of laundry detergent to your load will make washing your clothes more effective at getting rid of them.  Unfortunately, this is of little use if you don’t take steps to eradicate fleas from the rest of your home and to prevent more from coming back.  Implementing an integrated in-home pest control plan and a veterinarian approved flea medication of collar is the best way to stop fleas from getting in and infesting your clothes, linen, and home.  

Never wash any pet bedding in the Association washing machines.

Baby Diaper Disposal Requirements


 Dear Residents,

We ask that those who dispose of baby diapers only do so in a sealed plastic diaper disposal bag before placing them in any Association garbage cans located in the pool area, laundry rooms, or breezeway. The Association has received complaints regarding the odor and unsanitary conditions that the open diapers create.  We thank our new moms, dads, and babies for their cooperation with this matter.

Floor Painting Tomorrow & Pool Area Update


Dear Residents,

The Association will begin painting damaged areas of the hallway flooring Thursday, April 15th at 9 a.m. In addition Jose will continue pressure cleaning the pool area and placing the pool furniture back onto the pool deck.  We thank all residents for avoiding areas where the floor is being painted, and we thank you for not entering the pool while Jose is working in the pool area.

Help STOP Dog Urine In Our Hallways!


We have received numerous complaints of dog urine constantly left in the hallways. If your dog does accidentally urinate in the hallway we ask that you have the common decency to clean it up. Leaving it for your neighbors to see, smell and step in is not an acceptable option at Sunwood.

Preventing your dog from lifting his leg and peeing in the wrong spot can be especially difficult when you live in an apartment or condo. But there are several things you can do to make sure you and your pup adjust to urban living with minimal stress and accidents.

Be consistent! In order for your dog to learn where he can and can’t go to the bathroom you must not only give him amble exposure to where he should go to the bathroom but also correct him if he makes a mistake like lifting his leg in the hallway as you wait for the elevator or in the common area before he makes it outside. Make sure to take him out at the same time every day too so he starts to learn bladder control.

Be in charge! Dogs mark because they think an area (like a hallway) belongs to them. But if they understand that you are the leader then they are less likely to mark. Having your dog do simple tasks like sit, stay, or down, before he goes on walks, gets fed, or is let into the hallway can make a world of difference. If your dog does start to mark or have an accident in the wrong area, swiftly and firmly tell him NO, then immediately take him to where he can go to the bathroom.

Prevent mistakes! Dogs repeat things that “feel good”, so if he has a full bladder, then pees in your condo or in the common area on the way down for a walk, his bladder feels better, and he is more likely to do it next time. To prevent accidents, make sure you take your dog out numerous times a day, or provide indoor pee pads. If you have a smaller dog you can carry him until he is outside the building.

DOG POOP MUST ALWAYS BE PICKED UP!! EVERY TIME!! NO EXCEPTIONS!!


It doesn't take much to remember that we have pets in our community. In fact, if you don't watch your step, your liable to step in one such reminder!  Besides being unsightly and smelly, animal waste can be hazardous to the health of our children who play in the community and other pets. One of the most common forms of disease transmission between dogs is through fecal matter.

When walking your dog in our community, remember that it MUST be leashed. Also, it is important to remember to IMMEDIATELY clean up after your pet. Take along a baggie with you to pick up waste with and then dispose of it properly. By taking a few simple steps to clean up after your pet, you can contribute not only to the beautification of our community, but also towards the elimination of one of the most irritating nuisances in our community.  

Continued failure by residents to pick up their pets waste will result in the Association requiring each dog’s genetic profile to be registered, in order to match feces that are not picked up with the offending canine/resident.  Thank you for your cooperation!

TOWING WARNING: RESIDENTS MUST PARK WITHIN THEIR LINES

 






Dear Residents,
Please make sure to park correctly within the lines of your parking space. 
When a resident parks over their lines it creates a cascading effect on your neighbors nearby vehicles. 
Failure to park within the lines will now be enforced more strictly due to residents not parking properly.
The Association will begin to tow vehicles that are parked over the lines and impacting their neighbors ability to enter and exit their vehicle.

Siding & Wood Repairs

The Association is in the process of making exterior repairs throughout Sunwood. Access may be required by the contractor for first floor terraces in order to reach second floor repairs. Be Alert / Car Break In


We received a report of an unknown outside intruder rummaging through an unlocked car in the East parking lot at 2:51 a.m. Monday morning.  The intruder was seen on camera footage appearing from the area bordering Oasis Condominium along 67th Avenue.  Oasis Condominium has also reported similar crimes occurring early Monday morning and over recent weeks. We ask members to take precautions so they don't become a victim.  Make it a routine to always lock all your car doors at night.  With "car hoppers" in the area, please make sure not to leave any valuables in your cars.  Individuals that car hop tend to only go through unlocked cars.

Unused Bicycle Removal

 


Dear residents,

We ask that any resident who is storing a bicycle at the bicycle storage area near the West laundry room  to bring them into their back yard for temporary storage by next Friday January 15th.  The Association will be disposing all of the old unused bicycles. We thank you for your assistance with this matter.
