Termite Special Assessment Meeting: March 30th 7 PM


Dear Residents:

The Board of Directors will convene a special meeting of the Members and Board of Directors of Sunwood Condominium Association of Miami, Inc., on March 30, 2023 at 7:00 p.m. at the Sunwood Breezeway by the Mailboxes. The purpose of the meeting is to consider the passage of a special assessment to pay for termite & powder post beetle extermination tenting that is required.

The Declaration of the Association requires the Association to obtain the Association membership’s approval of such Special Assessment by majority vote at a duly called meeting of the Association at which a quorum is present.  All owners have been mailed the Limited Proxy which can be used to vote in favor or against the termite tenting.  The Board of Directors recommends owners vote in Favor.  Proxy votes can be returned via email to SunwoodCondominium@Gmail.com

The total special assessment as of the date of this letter is $145,100.00.  A breakdown of the special assessment for the termite tenting project and the cost which includes the special assessment amount per unit has been mailed to all owners.

If the Board and Members adopt the special assessment, the amount of the special assessment may either be paid lump sum in one payment or 4 monthly payments commencing April 1, 2023 and ending July 1, 2023. The Association shall forward each unit owner four (4) coupons.  

Please note that Special Assessments are subject to the same collection procedures as the regular maintenance payments; failure to make timely monthly payments may result in a claim of lien being filed against your unit and even foreclosure proceedings. Thanking you in advance for your attention to this matter.

We anticipate the tenting will take place Monday-Thursday of a given week in mid June, you will be notified well in advance of the specific dates.  Copies of your front door key will need to be made, tested by you that they work, and then dropped of at the maintenance office in advance of the tenting, residents will be notified of the drop off schedule.  All entry door keys are required by state law to be kept in a lock box on site throughout the tenting, and will be returned to residents after completion.  An off duty police officer in a marked cruiser will be present throughout the tenting as on site security. Food and medicine disposal/preparation instructions will be provided soon. We thank everyone in advance for their cooperation.
